Site Plan Review Fees

Site plans and site plan review fees will be required by the City of Lansing Planning Office for any of the following types of construction:
  • Construction of a surface parking lot or surface parking lot addition for all nonresidential uses and for all residential uses that consist of 3 or more dwelling units.
  • New construction of buildings and building additions for all nonresidential uses and for all residential uses consisting of 3 or more dwelling units.
  • Interior alterations of buildings for all nonresidential uses and for all residential uses consisting of 3 or more dwelling units that will result in an increase in the intensity of use for those buildings constructed. An increase in the intensity of use occurs when the alterations result in additional usable square feet and/or an increase in the number of bedrooms.
  • Interior alterations of buildings for all nonresidential uses and for all residential uses consisting of 3 or more dwelling units that were constructed prior to March of 1983 and have not gone through a complete site plan review since March of 1983. This includes structures in the "G-1" Business District if the value of the alteration exceeds $100,000 in value.

Note


Site plans are still required for the construction of 1- and 2-family dwellings. Site plans are also required for additions, accessory structures requiring building permits, and pools requiring building permits for 1- and 2-family dwellings. Presently, no site plan review fees will be charged by the Planning Office for site plans related to 1- and 2-family dwellings.
